Who can invest with Tuttle Equity?

Most of our deals are for accredited investors, but some are open to non-accredited investors too.

If you’re not sure what that means, no problem: just reach out or join our list and we’ll help you figure out what you're eligible for.

I’ve never invested in real estate: is this for me?

Yes, many of our investors are first-timers.

We guide you through every step, offer mock deal packets for review, and break everything down clearly.

If you have questions, we actually answer them!

From there, we’ll schedule a quick intro call or Zoom to go over your goals, answer any questions, and make sure everything is a good fit.

How It Works

What kinds of deals do you invest in?

We focus on high-performing real estate assets including:

-value-add multifamily,

-ground-up development,

-self-storage,

-and private funds.

Every opportunity is selected based on risk-adjusted returns, location strength, and operator control.

How often do you offer deals?

We don’t pump out deal after deal. We’re strategic and patient.

You might see 2–4 deals per year depending on the market and timing.

How does investing with Tuttle Equity actually work?

Once you're on our list, you’ll get access to each new deal with a clear summary, financials, risks, and Q&A.

If it’s a fit, you can invest securely through our investor portal.

What’s your role in the deal: are you just raising capital?

No, we’re operators.

We lead or co-lead deals and handle everything from due diligence and design to construction and asset management.

We also prefer projects that are drivable from where we live, so we can truly be boots on the ground.

If we’re not actively involved in running the deal, we don’t do it.

Do I need to be local to invest?

Nope. Most of our investors are out-of-state.

Everything, from deal review to paperwork to updates, is managed online.

Returns & Financials

What kind of returns can I expect?

Returns vary depending on the deal type, structure, and risk profile.

Some projects offer preferred returns and profit splits (like typical multifamily syndications), while others, like development or fund deals, may focus more on projected equity growth or back-end upside.

We’ll always show you clear projections and breakdowns for each opportunity, and walk you through the structure so you know exactly what to expect.

How long is my money invested?

Hold periods vary by deal type:

Multifamily: ~3–7 years

Development: ~2–4 years

Storage/flex: varies by strategy

We always include expected timelines in each offering.

We always include timelines upfront, and there’s no pressure: we’ll help match you with opportunities that align with your goals, whether you're planning for early retirement or prefer a shorter-term option.

Can I invest using my IRA or Solo 401k?

Yes! We work with many investors who use self-directed IRAs or Solo 401(k)s.

If you need a custodian referral, we’re happy to help.

What tax benefits will I receive if I invest in a multifamily syndication?

Real estate offers powerful tax advantages.

Depending on the deal and your situation, you may benefit from:

• Depreciation and cost segregation

• 1031 Exchanges (in some cases)

• Investing through a self-directed IRA or Solo 401k

Many of our investors are able to reduce their taxable income significantly: but every situation is different.

We recommend speaking with your CPA to make sure you’re maximizing the benefits based on your goals.
